With the rise of websites and services such as Airbnb and Booking.com, we have seen a lot more requests over the last few years for PAT Testing from city stay serviced apartment companies. But what about those temporarily renting out their home or have small holiday cottages, many seem to be unaware of the legal requirement to ensure the premises are safe for visitor use.
PAT Testing for Holiday Lets – the Law
Unlike gas, there is no legal requirement for you to PAT Test your Holiday Let. However, landlords are required, by law, to ensure that all electrical appliances within the property are safe for use.
What Appliances should Be PAT Tested?
Everything from the kettle and TV through to hair dryers and lamps should be regularly inspected and tested.
What Does PAT Testing Involve?
PAT Testing involves a visual inspection of the appliance and testing using a fully calibrated Portable Appliance Testing equipment. A reputable PAT Tester will check the: appliance, cord, plug and fuse.
All items that pass the inspection are labelled with unique safety labels and are attached to the appliance. The label should include the inspection date, the unique reference number for the appliance and the contact details of the PAT Tester. Failed appliances should be highlighted to you and a comprehensive report detailing the test and listing the appliances should be provided to you.
How Often Should the Premises Be PAT Tested?
There is no fixed rule for PAT Testing schedules. It entirely depends on the usage. For example if you only have a small number of visitors every year then a bi-annual test is recommended. For heavier use we recommend an annual and in extreme cases a 6 monthly inspection. Need advice on your schedule, give us a call we are always happy to advise.
How Long does PAT Test take?
This will depend on the number of items you have and their accessibility. A good rule of thumb is 20-25 items per hour. Be wary of PAT Testers who claim to be able to test much more than this in that time frame, chances are they are not being as thorough as they should be.
